No catch! We spend a lot of effort looking at properties and we only pick properties that highly desirable and provide good value in  our opinion.

Yes, we provide financing on our properties unless otherwise specified. For 1 year financing there is 0% interest! For 5 year financing the rate is 8%. Please contact us for longer periods.

Yes, and there are no prepayment penalties.

bullet3 Do you provide a cash discount?
Yes, there is a 20% cash discount if no financing is required.

bullet3 How much do you charge closing costs?
No closing costs if the property ifspurchased through this web site. Only $200 per property if it is purchased through an online auction site. The larger amount is to cover some of the auction costs.

Money orders from a US institution, Paypal or personal checks from a US institution, but checks must clear before a deed or contract is issued.
Foreign money orders or checks are accepted, but the fees to process the payment are the responsibility of the purchaser.
Gold or silver bullion with the value based on the current price as quoted on kitco.com at the date and time of the sale or monthly payment.

No. If there is a property association the you can call the association to confirm. We can provide the phone number upon request.

Yes, after the down payment and closing cost is made and the land contract has been signed. There are reasonable restrictions such as no cutting down trees without permission until the property has been paid for.

The properties should have easements granting road access or a physical road present to the property. It is the responsibility of the purchaser to determine if an adequate road exists for their intended use of the property.

This depends on the property. Some properties have dues and some do not. If a property does have dues then it is more expensive to hold, but services such as roads tend to be much better.
If we are aware that the property has association dues then we will disclose this in the listing, but it is the buyers responsibility to confirm this.

Make sure that you pay the property taxes on time! If you don't get a tax bill then call the county treasurer to get the bill or call us and we can help.
Visit the property periodically and make sure that no one else starts using it. Continuous use of the property by someone else without your permission could result in them gaining rights to your property under a statute called adverse possession. If you are unable to visit your property for a period of years then let us know and we will attempt to inspect the property for you on our next visit.

The purchaser must research to determine what mineral rights, if any, are included with the property.

We will present all the information to the best of our abilities, but the property being sold 'As Is' and the purchaser has the responsibility of determining that the property is suitable for their needs. This includes, but is not limited to:
A physical inspection of the property
Research to confirm that the property can be used or built as the purchaser is expecting
Research on the title
Research and inspection of the roads
Research of the services such as utilities, water, telephone
Determining the ability to put a septic system on the property
Availability of title insurance
Roads currently in use on the property.
